What are your plans for the site?

We are seeking to develop a luxury leased Avilla Homes neighborhood on this approximately 30-acre site that will include mostly detached homes with private backyards and resort-style amenities such as a pool and dog park. This best of both worlds lifestyle is in great demand by people seeking a single family home environment and carefree maintenance without a mortgage.

Why did you purchase this site?

We are currently under contract to purchase the site to address the need for housing in Fayetteville. This site has great development potential given its close proximity to large employers such as Piedmont Fayette Hospital, Trillith, and many others. Our residents typically have higher household incomes than traditional apartment renters and are seeking a special place to live in a great location.

What is the status of the site?

We are in the middle of the land entitlement process. During this time, we look forward to working with our future neighbors and the City to bring our vision for a luxury cottage style rental community to life.

Who is NexMetro Communities?

NexMetro Communities was formed in 2012 to address an unmet need in the housing sector. NexMetro builds private luxury leased homes in appealing locations for people who seek a unique and flexible living experience. What is the Supply vs. Demand for Apartments?

America faces a pressing need to build new homes – both for-rent and for-sale to keep up with the demand and new households forming in the next ten years and beyond. While the urban core in Atlanta and other metros have seen a surge in supply, new construction starts in Atlanta suburban markets are tapering off, which will drive future demand. (see media links)

Is there a concern with local school district capacity?

No. The Fayette County School District reviewed historical data of similar projects and issued a statement confirming that the neighborhood “would have minimal impact to Fayetteville Elementary School, Bennett's Mill Middle School, and Fayette County High School.”

What kind of screening takes place for prospective residents?

Our Avilla neighborhoods conduct stringent background checks for criminal, credit and other activity, as opposed to home purchases that do not require such best practices. For example, we do not accept applications from felons, and have the right to evict residents based on criminal activity. In addition, our residents are required to have a minimum income of 2.5x rent ratio. Our residents value the gated neighborhoods with perimeter fencing as well as augmented security features including smart lock technology on every home and community security cameras.
